Cover New Detached ADU: The San Antonio Owner’s Guide
If your Cover new detached ADU has a failed or failing structural panel, exterior cladding joint, or roof-to-wall transition piece, we stock Cover-compatible replacement parts and install them across San Antonio, typically for $850 to $2,400 depending on the panel type and finish. Most replacements are completed in a single day once the part is confirmed against your unit’s serial number. The usual discovery goes like this: you spot a hairline crack near a window corner, water staining on an interior wall after a hard rain, or a gap opening where two factory panels meet, and the factory warranty process feels slower than the leak.
Which Cover Models This Applies To
Cover units ship with a modular steel frame and factory-finished exterior panels that are specific to the model year and production run. The new detached ADU line uses interlocking wall cassettes with a sealed joint system that differs from their early prototypes. Panels from a 2019 production run will not always fit a 2023 unit without shim work, because Cover changed the corner connector geometry mid-cycle. The reliable way to identify the correct part is the serial plate inside the mechanical closet door frame, plus the panel dimension stamped on the interior face of the offending piece. We match that stamp to the correct Cover-spec replacement or, where a panel is no longer in production, we fabricate to the original dimension using the same gauge steel and James Hardie cladding that Cover specified. One San Antonio gotcha: the factory joint sealant on Cover units can fail faster under our UV load and summer expansion cycles, so the panel may be fine while the joint system is the actual repair.
Signs Your Cover New Detached ADU Is Failing
- Water staining at the ceiling-to-wall corner. This usually points to a failed roof-to-wall transition gasket. The gasket hardens in San Antonio heat, shrinks, and opens a capillary path for rain during storms that blow in from the northwest.
- Floor gap along a wall running parallel to the street. Modular frames settle. We see more settlement on lots with Clay soil east of downtown, and a widening gap tells you the frame shims compressed or the pad shifted.
- Hairline cracks spreading from window corners. The factory panel joints absorb thermal movement differently than site-built framing. A crack at a window corner often means the panel fastener torque is off, not that the panel itself failed.
- Musty smell with no visible leak. Condensation getting behind the wall cassette can sit for months before showing up on drywall. This is the one to catch early, before mold adds a remediation line item to the repair.
- Exterior cladding delamination at the bottom edge. Cover’s cladding terminates close to grade. Irrigation overspray against the panel edge will eventually break the adhesive bond, and San Antonio lawns get watered hard in summer.
Replacement Cost & What’s Included
Expect $850 to $1,600 for a gasket, seal joint, or small cladding patch including labor, materials, and the written price before we start. A full panel replacement runs $1,800 to $2,400 when the panel is in current production. If we have to fabricate a discontinued panel to match your unit’s finish, that’s a custom line item we quote in writing before ordering steel. Every quote includes the part, the labor, the sealant system, haul-off, and the written guarantee under our 365-Day Done Right Promise. We don’t write change orders after starting unless you authorize a scope change in writing first.
DIY or Call Us?
You can safely check the obvious: run a hose along the roof-to-wall joint and watch for interior moisture, measure the gap widening at the floor line, and photograph panel stamps so we can identify parts before rolling the truck. What you shouldn’t do is unbolt a wall cassette or remove exterior cladding yourself. The panels carry structural load, the joints are tensioned, and releasing the wrong fastener can shift the frame and pinch a wall out of square. If the failure is a seal joint or cladding edge, we can often repair it without disturbing the panel. If the panel itself is cracked, we handle it in a day. Call (430) 258-2928 and tell us the serial number from the mechanical closet door; we’ll match the part before we send a crew.
FAQs

The panel itself should last 25 to 30 years, but the joint sealant between panels typically needs attention at the 5 to 8 year mark in San Antonio due to UV exposure and thermal cycling. The sealant is the wear item, not the panel. Call (430) 258-2928 for an honest condition check.
Seal joints and cladding edges can usually be repaired with part replacement, a full panel with structural cracking generally can’t. We’ll always give you the repair-first option when it makes sense; we’d rather save you a panel cost than sell you one you didn’t need. Estimates are free.
Most Cover new detached ADU panel and joint replacements are done in one day once the part is confirmed and on the truck. Weather and finish-matching can extend it, but we’ll tell you the schedule in writing before work starts.
We stock Cover-spec parts for the new detached ADU line and pair them with James Hardie cladding and our own sealed joint system when a factory part is discontinued. We also build with Abodu and Dvele systems, so our crew knows modular prefab joints from the inside out.
